What Is the Excavation of Contaminated Soil?

Excavation of contaminated soil from a site involves digging it up for “ex situ” (above-ground) treatment or for disposal to landfill. Excavation also may involve removing tanks and other buried debris that might be chemically contaminated. Removing these potential sources of contamination prevents people from coming into contact with unsafe soil contamination.

HOW DOES IT WORK?

Before excavation can begin, the contaminated areas must be identified. This requires researching past activities at the site to identify what contaminants may have been released and where. The soil is then tested to better define where contaminants are present.

Contaminated soil is excavated using standard construction equipment. The equipment chosen depends on how large and deep the contaminated area is, and whether access is limited by the presence of buildings or other structures that cannot be moved. If excavated soil will be disposed of in a landfill, it may be placed directly in a truck and wrapped for transport. If it is to be disposed of elsewhere on the site or treated, it first may be stock piled on plastic tarps.
The soil is then covered with plastic to prevent wind and rain from blowing or washing it away and to keep workers from coming into contact with contaminated soil. Excavation is complete when test results show that the remaining soil around the hole meets established clean-up levels.

The excavated soil may be remediated through various methods or disposed offsite. If the soil is treated onsite, treated soil may be if approved, used to fill an excavated area. Kennedys can also assist with additional soil or fill if required.

How might it effect me?

Nearby residents and businesses may notice increased truck traffic during soil excavation and the noise of earth-moving equipment. Excavations are fenced off to prevent entry to the area until it is backfilled and covered with clean soil.

Why excavate contaminated soil?

Excavation is commonly used where in situ clean-up methods will not work quickly enough or will be too expensive. Offsite disposal and ex situ treatment are often the fastest ways to deal with high levels of contamination that pose an immediate risk to people or the environment. Excavation is also a cost-effective approach for small amounts of contaminated soil.

1. Mould Contamination Assessment

Our first step is to always assess the mould damage and use our specialised instruments and monitors to map out the extent of the damage. We aim to identify the root cause of the mould problem and recommend the best way to address it, so that the mould issue is not a reoccurring one.  Where required we can also organise mould testing in the lab, via an independent Hygienist.

2. Define Scope Of Works

We carefully plan how to remove the mould, clean, disinfect and repair the affected surfaces and materials, as well as how to stop the root cause.  We can provide detailed assessments and restoration process outlines to your insurance company to support any claims.

3. Address Water Ingress Issues

Kennedys provide a multitude of trades, so we can supply qualified plumbers & electricians to assist in any works. We aim to stop the water ingress causing the dampness stimulating mould growth. This could be a leaking pipe or leaking roof issues, leaking gutters or facia, or even poorly sealed windows and doors. It could be the outcome of poor drainage or sub-floor ventilation, or it could be from rising dam issues. We can organise for all types of water ingress issues to be addressed. Our qualified plumbers and electricians can ensure your job is done right the first time.

4. Contain Mould Issue

As required, we seal off the affected areas to avoid the further spread of mould during the mould remediation process with installation of air movers, air scrubbers and de-humidifiers.

5. Kill and Remove Mould Contamination and Mould Odour

Kennedys commence the removal of mould using the most appropriate method in line with the type of mould identified, as specified by the independent Hygienists, the type of surfaces contaminated, the degree of mould contamination spread and the amount of time it has been present. Some surfaces may be deemed to be non-salvageable and the mould must be cut out and disposed of according to industry guidelines. HEPA vacuums are used to remove mould spores from upholstery, carpets and other soft and hard surfaces that may have been exposed to the contamination. 

6. Drying Program

Once the mould clean up and removal is finalised we then undertake to dry out the affected environment to remove excess water and moisture in the air and ensure the building is left dry, avoiding future issues of mould. 

7. Structural Restoration

Kennedys Mould Technicians manage the mould remediation and  restoration program end to end. We can strip and restore, rebuild, replaster and paint. Whatever you need to get your space back to what you need. We repair water damaged roofs and ceilings and provide solutions for water ingress issues.

8. Reporting

We can provide reports of work undertaken. This can assist you with insurance requirements.

BLACK MOULD

Black Mould

 ‘Black Mould’ is a term that is badly misused.  Once you see visible mould, knowing what type of mould is usually irrelevant because at this point, a qualified mould technician will be required to treat the mould.

Surface sampling may be useful to determine if an area has been adequately treated. Sampling for mould should be conducted by professionals who have specific experience in mould sampling protocols, methods, and interpreting results.

Is mould testing necessary?

If you see mould growing in your property, testing may not be needed.  If mould is visible, it needs to be treated immediately by a qualified technician.

What is Asbestos

Friable Asbestos
Asbestos material which, when dry, can be crumbled, pulverised or reduced to powder by hand pressure; or as a result of a work process, may become such that it can be crumbled, pulverised or reduced to powder by hand pressure.
Non-Friable Asbestos
When dry, non-friable asbestos cannot be crumbled, pulverised or reduced to powder by hand pressure.
Asbestos-contaminated Dust
Asbestos-contaminated dust is dust that has settled within the workplace and is, or is assumed to be, contaminated with asbestos. Asbestos-contaminated dust is not captured under the definition of friable asbestos and is therefore

considered separately. However, because there is a potential risk to health from exposure to airborne asbestos fibres from asbestos-contaminated dust, its removal is regulated under the Dangerous Goods Order.
